4400 sq ft Custom Home including 7 bedrooms, 4 bathrooms including a 2 bedroom, one full bath legal secondary suite in basement with private entry. Featuring a Chef’s kitchen with pantry, 13′ ceilings in Great Room, Media/Theatre Room, 4 bedrooms on upper floor complete with Laundry room, full Custom Millwork package, Floating Stairs with custom glass and Aluminum Guards and Rails, Engineered hardwood floors, Heated tile floors and shower benches, upgraded window and door package, and extensive use of custom lighting and surround sound. Built for a family of 5 looking to remain in their neighbourhood the land was purchased with an older existing house which had good structure and was relocated one evening to allow for this new construction. The family was integral in design and material choices and was creative in thinking of new design and finishes.

3000 sq ft Custom Lake Front Home on Sproat Lake’s Taylor Arm west of Port Alberni on the Tofino Highway. The project started with a raw piece of vacant un-touched land and turned into a family vacation home for the past ten years and many more to come. Starting from raw land is a daunting task. Trees need to be removed, harvested, and sold to local sawmills, all services put in place as there are no city connections, power brought in, site cleared and graded before putting a shovel in the ground to start excavation for the house. Then once the house is completed, it’s the fun stuff of building docks, walkways and stairs for all to enjoy. This is my personal property and I am eternally grateful for being able to own this piece of property and enjoy the lake along side family and friends.
Armstrong

Starting out to repair some structural issues from past renovations turned out to add 1100 sq ft of basement at full height (8’) through under-pinning the basement while leaving the existing house functional during the renovation. This expanded the square footage of the house by almost double. New paint and details were added to the main and upper floors during the work to completely update the home. New services were also brought into the house for increased demand and use, along with new entries and landscaping for revitalization.

Cranmore

2600 sq ft Home Renovation re-envisioning the existing footprint of the building to deliver a more welcoming and useful layout. Main Floor features a large relocated custom traditional Kitchen with all new finishes, new Dining/ Living room and Entertaining area, additional Ensuite and Powder room, Large Deck addition, refinished hardwood flooring throughout, re-instated wall panelling to meet new with old, new lighting and fixtures. Upgrades to the existing electrical and gas services to provide more function and demand, added new exterior doors for a welcoming and useful entry, re-landscaped both hard and soft landscaping while replacing old retaining walls that were falling over from years of decay.

Completely updated basic  layout and finishes into a completely modern space with upgrades currently being demanded. Upgrades included all new cabinetry with full size appliances and fixtures, new lighting, flooring, trim, and split HVAC system to provide comfort in the winter over baseboard heat and cooling during the summer season. Roof top built in BBQ area finished off the entertainers dream townhouse.
